Why Hire a Home Inspector? Colorado
law does not require homes to be inspected when purchased. Some banks and
insurance companies do require inspections, but in general, the home inspection is requested by
and performed solely for the buyer's benefit. Buying a home is a very exciting,
emotional and stressful undertaking. It is hard to be objective when buying
your own home. 1. The
basic purpose of a home inspection is to help relieve some of the buyer’s
stress by providing an independent opinion on the condition of the house. It
is like a physical exam. If problems are identified, the buyer knows about
them before the house is purchased. 2. A
professional Home Inspector provides a formal, unbiased report on the current
condition of the home. Near-term, major repairs are identified. 3. The
inspection is a visual evaluation of all major components of the house and
should include:

it have air conditioning? What type of air conditioning? Does it have proper
insulation and venting? Where are valves and main electrical panels located. 6. Home
inspections provide a written and pictorial record of each major component of
the house for future reference. 7. Home
inspectors can provide the buyer an indication of how much work will required
