Scheduling an Inspector Immediately after signing a purchase agreement to buy a house,
start looking for a Home Inspector. Usually the purchase agreement will
specify a date that the home inspection must be completed and faults
resolved. Often you are given only a week or so to have the house inspected.
Scheduling a Home Inspector early will give you a wider choice of Inspectors
and more time to evaluate and resolve the deficiencies. Compile
a list of Inspectors for your area by: asking your Realtor for a list,
searching for Home
Inspectors Denver (your
city) on the
internet, or looking in the Yellow Pages. Contact
each Inspector and ask them about their Education, Experience and Certification (see choosing an Inspector). Narrow the list to
those Inspectors meeting your qualifications. Choose
one of your most qualified inspectors and plan to do the inspection at least two or three days before the
date listed in the
purchase agreement. Most Inspectors will provide a report at the time of the
inspection. However, radon, mold, lead and water testing often require three
additional days to get the results. Give
your real estate agent the proposed time and date for the inspection. The seller and/or buyer agents will
contact the current owner to
verify that the scheduled day and time are OK. Plan to
be present during the inspection or at least during the last hour of the
inspection. The inspector will walk you through each component of the house
and discuss each deficiency in detail. Typically inspections last 2-3 hours. Most inspectors expect to be paid at
the time of the inspection. After
the inspection, your inspector will give you a list of deficiencies. You and your Agent
decide which faults to ask the present owner to fix. Your agent gives this
list to the seller who then decides which items they will fix and responds
back to you. |
