Choosing a home Inspector

Experience:  A professional Home Inspector should have at least 5 years of experience in residential construction as a builder or major subcontractor.  Years as a Home Inspector but no actual construction experience may be of little value.

 

Education:  A professional Home Inspector should have at least 2 years at an accredited college or university.  A Bachelor of Science degree in architecture, engineering or building construction is very desirable.  Short courses on how to be a Home Inspector do not produce quality Home Inspectors.

 

Certification:  A professional Home Inspector should certified by a State, Federal or Private agency such as the Colorado State Regulatory Agency for Professional Engineers or the American Society for Home Inspectors (ASHI).

 

Choose a Home Inspector that has all three:  Construction Experience, Construction Education and accredited Certification.

What do Home Inspections cost?

The cost of Home Inspections varies widely and so does the quality of the Inspections.  In Colorado anyone can be a Home Inspector.  No training or certification is required.  Typically, a well educated and nationally certified Home Inspector will charge between 10 and 12 cents per square foot of the home.   Usually there will be a minimum charge of around $300 for homes or condos smaller than 3000 sq ft.  Be wary of Inspectors that charge significantly more or less than these amounts.
